Twirleo runs two lines of work: new construction and renovations. Same team, same standards, distinct expertise on each side.

On the construction side, we handle excavation, foundations, framing, mechanicals, and finishes from clean slate. On the renovation side, we work inside existing homes and commercial spaces, threading new work into what's already there without disrupting daily life more than necessary.

What stays constant across both: written scopes, real timelines, supervised crews, clean sites, and trades who care about their work showing up properly.

§ 03 How we work

A method, not a guess.

Most construction problems trace back to planning that got rushed. Our method makes that hard to do.

PHASE 01

Site visit & intake

We meet at the site, walk it together, listen for what you actually want the project to do. No quote yet — first, we have to understand the work.

PHASE 02

Scope & estimate

Written scope, itemized estimate, real timeline. Finish allowances broken out so you control where the budget flexes.

PHASE 03

Design & permits

If you don't have drawings, we coordinate architects, designers, engineers. We submit and manage the permit process directly.

PHASE 04

Pre-construction

Schedule built. Trades booked. Materials ordered against the schedule. Site protection installed. We start with the project derisked.

PHASE 05

Build

Our project lead is on-site daily. Weekly client updates. Single point of accountability. Site is tidied at the end of every shift.

PHASE 06

Closeout & handover

Punch walk, finished. Documentation, warranties, paint colours, fixture model numbers handed over so you can maintain the build cleanly.

Schedule we mean

Your schedule is built before tools start. It updates weekly with reality, not optimism. If something slips, you know within the week.

Written change orders

Any change to scope or price is documented before the work happens. No surprise invoices.

Permits done right

We pull what's required, draw what's needed, and treat inspectors as a quality check. Your build passes the next owner's inspection.

Trades on payroll or vetted

Our crew or trades we've worked with for years. No first-time-on-your-project subcontractors.

Site protection

Floors covered, dust contained, materials secured. The house you renovate in is still livable; the site we build on is still safe.

Workmanship warranty

Written warranty on every project. If we built it and it's failing, we come back.
